Here’s how we’re helping clients sell when they also need to buy.

The biggest issue I see in real estate right now is sellers putting off listing their homes because they don’t think they can find a home to buy in the current real estate market. These days, if you market your home correctly, you’ll receive multiple offers and end up with an excellent offer for your home. However, there are only about 4,800 homes available for sale; if a home comes up for sale, it goes off the market quickly with multiple offers. This turns into sellers who can’t sell because they can’t buy. 

For clients in this position, we put their home on the market but require that they get a 60-day post-possession, meaning once the deal closes, the seller stays in the home for 60 days so they have plenty of time to find another home. Then they can write an offer not contingent upon their home selling, and only move once. I’ll sit down with my clients and look at actives, pendings, for sale by owners, and off-market properties to ensure what they’re looking for exists so that we can secure the right home for them during those 60 days. This strategy has been working incredibly well for my clients.
